What this site does

Refi Rate Desk provides a national weekly rate dashboard and working mortgage comparison tools. It helps you inspect payment arithmetic, closing-cost recovery, points, loan terms, cash-out principal, and saved rate history. The site does not provide individualized loan pricing or arrange mortgages.

Where the data comes from

The rate dataset uses Freddie Mac Primary Mortgage Market Survey observations. The initial saved history comes directly from the Freddie Mac historical workbook. The refresh script downloads the official FRED CSV series. Source links appear beside the explanations. The latest observation date is shown with the saved data. The dashboard is a weekly record, not a daily rate feed or a refinance pricing survey.

How results are calculated

The calculators use the standard fixed-rate amortization formula described on each tool page. They accept your balance, annual note rate, and repayment period, then calculate principal and interest payments. Closing costs and points are included only where the tool explicitly asks for them. Calculations exclude taxes, insurance, mortgage insurance, tax benefits, and extra payments.

How inputs are handled

Calculations run in your browser using self-hosted JavaScript. The site does not send calculator inputs to a server, store your entries, or use its own analytics scripts. You can change any editable rate; doing so creates a comparison scenario and does not modify the official observations.

How to read a comparison

Use the formulas, assumptions, and source links to understand each result. A lower monthly payment can accompany a longer term and more interest. A break-even month is a simple cash-flow calculation. It does not assess eligibility, available equity, or the balance you would owe at a future sale date.
