National averages
Freddie Mac PMMS observations are national survey averages. They are not loan offers, quotes, or guaranteed rates for a borrower. The saved dataset may lag a new official release. The observation date identifies the data used by the tools.
Calculation assumptions
Payment tools assume fixed-rate, fully amortizing loans with regular monthly payments. They exclude property taxes, insurance, mortgage insurance, tax effects, and extra payments. Simple cash-flow break-even does not compare future unpaid balances, equity, or investment returns. Cash-out calculations do not assess available equity or borrowing limits.
Rounding and documents
Calculated outputs display rounded currency values while retaining unrounded values internally. Published worked examples may use different rounding or assumptions. Actual loan documents, payment schedules, and closing costs can differ. Check those documents before using any comparison in a decision.

The Federal Reserve guide is historical and is used here for payment examples and cost-recovery arithmetic, not as a statement of current mortgage regulations. The site makes no rate forecast or promise of savings.
